Northampton driveways
What these jobs look like in Northampton.
Northampton is a town of very different driveway jobs sitting a mile apart. The Victorian and Edwardian terraces running off the Wellingborough Road and the Kettering Road were built before cars, so most of what we do there is converting a front garden into a parking space — which means a dropped kerb application to West Northamptonshire Council before anyone digs anything.
Head out to Kingsthorpe, Abington or Duston and the housing is 1930s semis with a short original drive that has usually been patched twice and is now cracked, sunken by the gate, or both. That is a resurfacing or full replacement job, and the answer depends entirely on whether the sub-base underneath is still sound.
The newer estates — Upton, Grange Park, Collingtree, Hardingstone — are a different problem again. The drives are usually block paved, laid to a developer specification, and start rutting under the wheel tracks after ten to fifteen years because the sub-base was built to a budget.
Ground conditions in Northampton
A lot of Northampton sits on heavy clay over the Northampton Sand ironstone, and clay is the thing that decides what a driveway costs here. It holds water, it moves with the seasons, and it will not take a thin sub-base. On a clay plot we would expect to dig deeper and lay more stone than the same drive would need on free-draining ground — often 200mm or more of compacted sub-base rather than the 100–150mm that gets quoted when someone is guessing. That is also why a suspiciously cheap Northampton quote is usually cheap in the one place you cannot see once the blocks are down.
Front garden to parking space
This is the most common Northampton job we get asked about, and the part people underestimate is the paperwork, not the paving. Crossing a public footway to reach your property needs a vehicle crossing — a dropped kerb — approved by West Northamptonshire Council as highway authority. Laying the drive first and applying afterwards is how people end up with a parking space they are not allowed to drive onto.
The other constraint is the 2008 permeable surfacing rules. If you are surfacing more than five square metres of front garden in an impermeable material and not directing the water somewhere it can soak away on your own land, you need planning permission. Most of the time nobody applies for it — they use a permeable build-up instead, which is simpler and does not need consent. Our quotes say which of the two you are getting.
Replacing a 1930s driveway
On the Kingsthorpe, Abington and Boothville semis, the original drive is usually concrete or a thin tarmac skim laid straight onto whatever was there. When it fails it fails in a pattern: cracking along the middle where the two wheel tracks are, and a dip where the drive meets the pavement.
A resurface only makes sense if the base under it is intact. If the concrete is moving underfoot, or water is standing after rain, putting a new surface over it buys two or three years and the same problem comes back. We say which one you are looking at when we survey it, and we would rather lose the job than sell a resurface that will not hold.
